READY TO BUY A HOME IN SCOTTSDALE, ARIZONA?

Whether you’re becoming a homeowner in Scottsdale, Arizona for the first time or you’re a repeat buyer, buying a home is a financial and emotional decision that requires the experience and support of a team of reliable professionals. Bemo Homes can help you with all your real estate needs. Below are a few questions to see if you are Ready to Buy a Home in Scottsdale, Arizona.

Why do you want to buy a home?

The emotional part of the decision comes into play when you think about why you want to move. If you’re a first-time buyer, you need stability in your career and the desire to commit to living in the same community for five to seven years. You should want to establish roots in an area like the park scottsdale neighborhood and look forward to decorating as you please without requiring a landlord’s permission.

Purchasing a home is a lifestyle choice that requires you to think about how you like to spend your time and the type of community where you want to live—such as a rural area without nearby neighbors, a high-rise building in a city or a home within a planned community with recreational amenities.

The more you understand your priorities for a home, the easier it will be for you to narrow your real estate decisions.

Homeownership can also be a powerful way to increase your personal wealth for you and your family, since you’ll be building equity in your home as you pay off your mortgage.

Are your finances ready for homeownership?

While your dream home in Scottsdale may not be within your reach right away, you can take steps to become a homeowner the moment you earn your first paycheck.

In order to qualify for a mortgage to buy a home, you’ll need good credit, a pattern of paying your bills on time while still saving money and a maximum debt-to-income ratio—your gross monthly income compared to the minimum payments on all recurring debts—of 43% or less. Some lenders have stricter guidelines, so the lower your debt-to-income ratio, the better your chances of a loan approval.

While loan programs are available with low down payments of 3.5% to 5%—and a few programs offer no down payment at all—you’ll still need some savings to pay for closing costs, moving expenses and an earnest money deposit on a home. It also is very wise to have cash reserves on hand after you buy.

Saving money and preserving or improving your credit history are essential elements to homeownership.

What can you afford to buy?

Scottsdale, Arizona housing prices and rents vary from one area to another, but you can use realtor.com®’s Rent vs. Buy calculator to estimate the difference between your current rent and buying a home. Sometimes, buying a home can cost the same or even less than renting.

Remember, when you’re a homeowner, you also need to include homeowners insurance, property taxes and homeowners association dues in your housing costs. You should use realtor.com®’s home affordability calculator to help you estimate what you can pay for a home.

In addition, you should think about your plans for the future and how you spend your money—along with your comfort level with a mortgage payment. A lender will tell you how much you can borrow, but that lender won’t know how much you spend on travel or golf or your plans for potentially reducing your work hours when you have a family.

Once you’ve thought through the emotional and financial aspects of becoming a homeowner, your next steps should be to find a reliable, experienced REALTOR® to become your partner in the home-buying process and talk to a reputable lender who can discuss your options for financing.

Think you might be ready to buy or rent? Bemo Homes will work hard to find you the right home for the best price.

Now is a really good time to buy a home in Arizona. But you only have a few months!

But you only have a few months! Interest Rates are lower now then they will be in years.

Professional advice from an experienced REALTOR® in Arizona. Brian Bemo at Bemo Homes states that “Historically, around 6% is a pretty normal interest rate to buy a home. But in a few months, the rates will almost for sure be over 7%!”

Rates won’t drop again till 2024 or later.

And at that point, the homes will have increased in price, so you would have to pay more for that same home in 2 years, then you would now.

Good news is that most lenders offer extended interest rate locks for up to 90 days, so you can take you time looking for that perfect home and not stress about the rates going up.

The best part for buyers is that Now you have more leverage, and a lot of homes to choose from, compared to a few months ago when there was nothing. The market has changed from a sellers market, to a buyers market. Giving more “power to negotiate” to the buyer.

BOTTOM LINE: It’s a better time to Sell and Buy right now, then it will be in a few months. Brian Bemo, a top Real Estate Agent in Scottsdale, says: “Buy Now! And then in a couple years when the interest rates go down, you can refinance.

If you are thinking about buying a new home or selling your home, please contact Brian Bemo today. At least look at a few homes to see if find any homes you like.

Finding The Perfect Single-Family Home In Scottsdale With A Pool

When you’re searching for your dream home, this is an investment in your future. While many single-family home communities feature a fantastic private pool for residents, it doesn’t offer the same perks as having a private swimming pool in your backyard.

Beat The Heat Any Time You Want

It’s no secret that Central Arizona is one of the hottest places in America to live. When the mercury breaks records, owning a Scottsdale home with a private swimming pool allows you to take a dip whenever you want.

Additionally, you get the benefit of privacy. Buying a Scottsdale home with a pool allows you to avoid using public or community swimming pools when the weather heats up.

Finding The Perfect Single-Family Home In Scottsdale With A Pool

Regardless of which area in Scottsdale you want to live, there are are plenty of homes with private backyard pools from which to choose. Not surprisingly, some of the most popular subdivisions in Scottsdale feature houses with backyard swimming pools.

North Scottsdale – Many residents in N. Scottsdale enjoy breathtaking views of the McDowell Mountains. As you might imagine, the mountain range creates a relaxing backdrop for your backyard and pool area. Top communities that feature single-family homes with backyard pools include Greenbrier East, McDowell Mountain Ranch, and Scottsdale Mountain.

Old Town Scottsdale – For those who enjoy the convenience of living in the downtown area, Old Town Scottsdale homes with a private swimming pool makes life that much more enjoyable. Notable subdivisions and communities that feature homes with backyard pools include Inmar Terrace and New Papago Parkway.

However, if you’re searching for Scottsdale home with a pool in Scottsdale, you aren’t limited to these areas alone.

Homebuyers considering the Scottsdale, Arizona, area can choose from a wide variety of home and pool styles, ranging from simplistic to very lavish and opulent.

Asking prices for these homes (at the time of this writing) start at no less than $450K to upwards of several million dollars.

Luckily, the Internet serves as a great resource to research Scottsdale real estate. Homes with virtual tours offer a way for potential buyers to visit the property from their laptop computer before booking an actual walk-through.

Even if a virtual real estate tour isn’t available, images and videos provide you with a good idea of the condition and appearance of the property. In other words, you don’t have to spend (or waste) time or gas driving to see homes you already know aren’t a fit for your needs.

Lock in a Lower Mortgage Rate before Rates Rise

Lock in a Lower Mortgage Rate before Rates Rise

Mortgage rates are going to keep rising, and home values are also still rising. Which means Now is the best time to buy that dream home or investment home in Arizona.

I’ve had many clients that bought investment homes in the last year, that are all seeing a very high profit with this amazing rental market. And for my clients that bought their dream homes, they have seen a nice increase in home values.

As mortgage rates rise, they reduce home buying budgets. Just a 1% rise in rate can mean a $40,000 drop in purchase power (in some cases) on a $400,000 purchase price. If you know you’ll be buying in the next few months, get pre-approved and receive a “lock” or guarantee that freezes your interest rate at today’s rates for a limited time (2 to 4 months, typically).

By the time you find a place you like, rates may have risen, and competing bidders who didn’t get a pre-approved commitment might have to scale back their price point from what they initially estimated. A rate lock will cost you some money up-front, but save you a lot more in the long run.

THE GREAT AMERICAN HOUSING BOOM IS HERE!

According to U.S. Housing, buying a home in Scottsdale, Arizona, is one of the best money-making opportunities today.

Interest rates have dropped again!! Which makes this one of the BEST times in HISTORY to buy a house in Scottsdale and Phoenix. And if you’re a residential real estate investor, now is the time is to add Scottsdale properties to your portfolio.

This is a quote from one of my recent buyers: “Not only did we get a better interest rate, but also a 25-year loan instead of the 30 year, saving us more than $30,000.00.”

COVID-19 has plenty of people feeling uncertain about the economy and their investments. With so many questions about what the future holds, it’s easy to imagine why adverse sentiment is widespread. However, there’s no reason to dwell in pessimism, especially when it comes to the Scottsdale residential real estate market.

Active real estate investors understand that times of crisis offer opportunities to discover the best deals. With companies changing their workforce configurations, people changing careers, and other influences causing people to move around the nation, it’s time for savvy investors to pick winners.

The Nationwide Housing Market Is Booming

The recent nationwide housing trends are attention-grabbing. Some impressive statistics include:

  • The U.S. residential housing market holds a value of thirty-five trillion dollars.
  • Home sales rose fifty-five percent in July.
  • Americans seeking home refinancing rose to a robust one hundred eleven percent.

All of those numbers are incredible and point to the fact there’s a fundamental transformation occurring in the housing market.

Driving this change is the disruption in large urban centers and growing demands for remote workers. Work from home opportunities is plentiful, and unpleasant living conditions in urban centers make these areas a less attractive and cost-effective place to call home.

Moving to a place with better weather, a more reasonable cost of living, and other lifestyle upgrades are sensible in situations that no longer meet your needs.

Scottsdale Has What Modern Homebuyers and Renters Want

Unsurprisingly, many people choose to move to Scottsdale, Arizona. This thriving desert town offers unique charms and amenities.

Brian “Bemo” Bemisdarfer, a leading Scottsdale Real Estate Agent, says, “An uptick in house sales is underway, and Scottsdale is in a unique position to experience a boom.”

He continued, “Scottsdale has minimal land available for sale at any given time. Competition for lots has intensified for new residential construction projects. While single-family homes are hitting the market consistently, the demand continues to exceed supply. That creates a perfect formula for continued growth, for homeowners and investors.”

Nationally, bidding wars for desirable properties are escalating. Redfin’s recent report shows that more than half of all homebuyers bought after winning a bidding war during ninety days earlier this year. That’s a factor that bodes well for investors, realtors, and investors in Scottsdale, which remain in high demand.

Housing Trends in Scottsdale Are Trending up According to Local Real Estate Expert

Bemo confirms that appreciation and higher volume is impacting the local real estate market. Not only are homes selling faster, but they’re also doing so at a 17.7 percent higher price than a year earlier. With limited inventory, that’s likely to continue as people fleeing large urban areas look for a better life.

Don’t Forget The Past

The 2008 recession had a chilling effect on home builders, many of whom were reluctant to build in the last decade. They built fewer new single-family homes, cutting the supply of more contemporary homes. As demand solidifies and accelerates, new dwellings will likely sell exceptionally fast, and existing housing sales will help owners make profitable sales.

Scottsdale is well-known for its natural beauty. The combination of the desert weather, crisp mountain landscapes, and epic natural scenery make the region one of the nation’s top ten tourist destinations.

Year-round demand for short-term housing is another reason behind the Scottsdale housing boom. Many investors make significant returns by catering to this specific demographic of consumers. It offers a flexible housing solution for executives who want the privacy of a single-family home for temporary or long-term housing.

If you’re a residential real estate investor, now is the time is to add Scottsdale properties to your portfolio. You can earn an ROI (return on investment) as an income-producing asset.

Another notable home buying trend causing a Scottsdale housing boom is that millennials get older and purchase their first homes after years of saving. Many of them look for lifestyle-driven housing options that allow them to engage in activities that they love. Scottsdale is a dynamic center of activity for people who love the outdoors, golfing, hiking, cycling, great weather, and stunning views of the desert skyline.

With top restaurants, shopping, entertainment, and multiple college campuses, there is plenty of room for families of all sizes to grow. Today is the day to seize the once-in-a-lifetime opportunity to become a Scottsdale home or real estate owner.

If buying or selling your Scottsdale home is high on your list of things to do, call Brian Bemo Bemisdarfer today!

SCOTTSDALE HOUSING BOOM

The Scottsdale Arizona Housing Market is better than ever, despite the Coronavirus

For Scottsdale real estate professionals, COVID-19 has made things a bit more challenging. Despite initial uncertainty about how the virus would impact the area, after months of waiting things out, it’s clear that Scottsdale is experiencing minimal adverse effects.

Scottsdale Housing Boom

People are moving to Scottsdale Arizona, and the inevitable result is an increase in home sales. One growing trend is that folks are moving from larger cities to rural and suburban settings. Tech giants like Facebook, Google, and many other large corporations now encourage remote work, pushing people away from expensive city centers to more ideal and preferred locations.

Scottsdale’s Amenities Are Attracting New Homebuyers

Scottsdale has always been a premium destination because it provides more than just a house for people who strive to live their best life. The unique desert landscape and other features give the area a distinctive appeal that attracts new residents.

Scottsdale Real Estate Agent, Brian “Bemo” Bemisdarfer, thinks people have many reasons to relocate Scottsdale, especially from the nation’s largest urban centers. The city of two hundred twenty thousand people earns its reputation for a high quality of life. Scottsdale offers what everyone would want – sunshine, heat, and plenty of things to do.

Quality of Living Is High in Scottsdale, Arizona

The presence of numerous top-rated hotels speaks well of the many attractions that dot the city’s landscape. People who enjoy hiking, cycling, and outdoor excursions remain fascinated by the desert scenery and the world’s most beautiful sunsets. Active people enjoy nearly year-round sunshine, access to world-class golf courses, and the area’s tranquil beauty. And with major attractions like the Waste Management Phoenix Open, Cactus League Spring Training, and Barrett Jackson, you will have plenty to keep you busy.

Scottsdale Realtor® Brian Bemo confirms that demand is causing a Scottsdale Housing Boom. “I’m confident the demand for Arizona real estate will grow, based on the solid fundamentals that drive the local real estate market.” He continues, “People across the country are transitioning to the new normal. People are assessing their situations and options and readjusting their priorities to improve their quality of life. As they research, Scottsdale comes up again and again as a top place to live.

Scottsdale has long been a leader for real estate investments. With greater demands for single-family homes, the inventory of new construction and existing homes for sale is likely to grow.

Land to build on in the area is rare, so when a new project goes on the market, buyers flock to purchase. As you might imagine, this keeps Scottsdale’s house values appreciating faster than most of the other cities in Maricopa County.

Scottsdale’s real estate market is diverse and includes enough properties to satisfy a new homeowner’s wants and needs. Selecting an experienced local realtor helps you find the best housing options that cater to your specific lifestyle. Working with a professional realtor who profoundly understands the market saves you time and hassle.

Remote Workers Are Contributing to the Scottsdale Housing Boom

With COVID-19 restrictions, many companies have become more agile to adapt to the new normal. For many, that meant working remotely from home. People who moved to tech hub cities primarily to go to work had a more challenging time justifying the cost to stay there – paying high rent in expensive zip codes no longer made sense.

Many people who relocated from big cities find affordable, spacious, and comfortable housing throughout Scottsdale. Not only that, but the outdoor experiences in Scottsdale are second to none. The breathtaking desert alone is enough to make you not want to leave.

With everything the area has to offer, it comes as no surprise a Scottsdale housing boom is underway. Year over year, it’s up 17.7%! That sizzling hot real estate market appears likely to continue and even accelerate, due to people from around the nation relocating. As more and more people from urban centers located on the coasts are searching for alternative places to call home, Scottsdale offers opportunities and affordability.

How has the Coronavirus affected the Scottsdale Housing Market?

Bemo Homes offers Virtual Home Tours and Live Video Tours

Before the Coronavirusthe Scottsdale Housing Market was a very strong sellers market, and home values were increasing at a high rate. This was due to the lack of supply of homes in Scottsdale, and the high demand to buy them. We had a very healthy housing market with safe loans and cash.

Since this COVID-19 craziness with the quarantines, social distancing, closings, economic downfall, and overall scare of the unknown, our housing market is still strong and is STILL a sellers market. The supply of Scottsdale Homes for sale have gone down a little because of a few reasons. One reason is that potential property sellers in Scottsdale are not wanting to make any big moves right now until things settle down. The other reason is the fact that sellers just don’t want people in their homes. This has drove up the need for doing Zoom video walk thrus and Virtual Tours. Bemo Homes offers both of these options and you can select “Schedule Virtual Tour” on our website when viewing individual homes for sale. We will then go to the property you like and record our walk thru as though you were there with us. Then we will deliver the video to you and go from there. The other option is a live Zoom, Facebook Messenger or Facetime video. Your choice. Search the latest Scottsdale Homes for Sale.

Home Sale demand has also gone down a little because of a few reasons. Some people don’t want to go see a home in person because of social distancing and the quarantine. Others have lost their jobs or are laid off, either temporarily or permanently. And again, no one wants to make any moves until things get back to some kind of normal and the economy starts back up.

The fact is that Scottsdale home values are not expected to drop by much if at all. The rate of appreciation may temporarily decline due to the fact that there is still a lack of supply of inventory out there. Currently, it is still a sellers market and we will still see appreciation in Scottsdale home values, but a little less extreme than before all this.
